Identify Opportunity

Our uncanny ability to identify opportunity is a function of experience and relationships. Each of the eight senior ACP executives has over 25 years of experience in real estate brokerage, development, construction, and capital markets. Our decision makers started from the ground up in commercial brokerage. We understand what tenants want and understand how to structure transactions that will satisfy tenant’s objectives while enhancing value to our projects and our investors.

We have also developed life-long friendships and relationships with the leasing brokerage industry. The Principals of ACP along with key ACP team members nurture and cultivate these broker relationships. This, in part, accounts for our ability to consistently capture more than our fair share of absorption.

 

Manage Risk

ACP also has outstanding relationships in the commercial lending, investment banking and capital markets arena. We are equally comfortable with balance sheet lenders or a CMBS execution. This dexterity has enabled us to develop ideal debt structures for each transaction and achieve crisp execution at closing. ACP is well regarded as a sponsor with a flawless reputation within the lending community. During times of capital market illiquidity, these relationships have enabled ACP to obtain competitive financing for transactions when others have been effectively shut out of the market.

ACP values the relationships we have with our capital partners. Given the number of transactions consummated and the dollar volumes involved, ACP has had relatively few capital partners over the years. We strive to understand the unique blend of risk and returns preferred by each partner then seek transactions likely to achieve those investment goals. This has generated repeat business with all of them and fortified their confidence that ACP is their managing member and operating partner of choice.

As the managing member and operating partner of the transaction, we take our fiduciary responsibility seriously. Our mission is to create value, but the mission is always balanced against a backdrop of managing risk. Our transactions are conservatively capitalized with prudent and moderate debt levels, sufficient interest, capital and leasing reserves and appropriate levels of working capital.

 

Create Value

Ultimately, it is about creating value. ACP creates value for its investors, lenders, tenants, vendors and employees. We are easy to work with, smart, aggressive, capable and unpretentious. In multiple markets with different asset classes across different market cycles, ACP has been able to identify opportunity, develop a business plan and execute that business plan to achieve outstanding investment results.

Over the last ten years ACP has produced a year-on-year return on realized investments of 22.87%. This is 82.6% higher than the NCREIF’s National Property Index return of 12.5% and 55.6% higher than the Wilshire REIT Index return of 14.7%. Over the last five years, ACP’s 5-year annualized internal rate of return (IRR) on realized investment was 49.11%. That is three times more than NCEIF’s national property index return and two and half times better than the WILSHIRE REIT index return.
